Description of the design stage

Development of design documentation is carried out depending on the technical and technological complexity of the facility:

  • One-stage (working draft) – for objects of complete overhaul, as well as for objects being constructed on the model and re-used projects.
  • Two-stage (project, working documentation) – for objects of the, IV and V categories of complexity and for objects of the III category of complexity based on individual projects.
  • Three-stage (pre-design proposal, project, working documentation) - for objects of the I, II categories of complexity, for objects of the III category of complexity based on individual projects, and for objects with insufficient initial list of licenses.

Pre-design proposal includes the following: an explanatory note, a scheme of facility location in the city; a site plan, scheme of the general lay-out, floor plans with the explication of premises; characteristic sections; facades, options of color and 3D solutions, the current situation; the photographic of the pre-design solution. Pre-design proposal is developed to obtain preliminary approval for the deployment of the designed object.

Project stage is developed to support the technical possibilities and economic feasibility of a particular investment project. The project is handed to the provides for the State Expertise and is approved by the customer.

Working project is aimed for direct execution of work on for object execution. It includes working drawings on which the construction of the facility is based.

Design documentation lead-time, design stages and the need for supervision shall be determined depending on the complexity of an object and the initial data for the design.

Field supervision is a range of activities undertaken to ensure the compatibility of the technological, architectural-engineering and other technical solutions with the decisions provided in the project documentation approved by the customer. Field supervision enables the provision of high quality constructed buildings and facilities and and the compliance with their estimated value.


Initial design data

The basis for the project development and the document which regulates the legal and financial relationships, mutual obligations and responsibilities of the parties is the Contract concluded with the employer, the integral part of this document is the design task. The design tasks must contain a basic set of customer requirements, conditions of initial permit documentations, the requirements of urban services.

Together with the approved specification for the design the customer sends the designer the initial design data.The list of the initial design data is specified depending on the object particular characteristics and the construction site features. The collection of the initial design data is fulfilled by the customer, in case if the execution of this work by the designer is not provided by the contract.


An indicative list of the initial design data:

  • Government Regulation on the design and construction of the facility (or the corresponding decision of the Committee for City Planning and Architecture).
  • Town-planning plan for the land.
  • Licensing letter from the Committee for State Control, Use and Protection of Monuments of History and Culture for the objects located in the protected area of monuments of history and culture.
  • The approved design task.
  • The approved technological (technical) specification for objects with a special technology.
  • Topographic Survey of the site with underground facilities M1: 500, with the land-utilization borders, allocated for construction and, if necessary, with the horizontal layout project and building lines. Breakdown of water wells.
    Additionally: topographic survey M1: 200 (in space-limited enviroment and /or in areas saturated with underground utilities).
  • The results of the site investigation in the area of construction (the technical task for the site investigation is provided by the designer).
  • Inventory floor plans of surrounding buildings.
  • The measurement drawings (for the objects of reconstruction).
  • The conclusion based on the survey of foundations and structures (for objects of surrounding buildings in space-limited environment and objects of reconstruction).
  • The initial design data and requirements for engineering and technical activities of Civil Defense and Emergency Situations.
  • Technical conditions for connection to the engineering networks (based on data provided by the designer).

The "Explanatory Note" section includes:

  • initial data and information about the functional purpose of the object;
  • composition and characteristics of an object, information about the object needs in a gas, water and electricity; data on the designed capacity of the facility;
  • information about the land, the significance of the object of capital construction for the settlement (municipality), the number of employees.

The "Architectural proposal" section includes:

the text part provides:

  • justification of the external and internal view of the object, its spatial, planning and functional organization; accepted the tridimentional and architectural-artistic decisions;
  • justification of applied composite solutions for facades and interiors of the facility; decisions on the interior finishing;
  • description of architectural solutions that provide natural lighting with the constant presence of people; activities providing protection from noise, vibration and other impacts.

    the graphical part provides:
  • facility floor plans with explication;
  • facades with applied types of finishing materials and color decisions;
  • main sections with indication of marks, knots, details.

The "Constructive solutions" section includes:

the text part provides:

  • information on topographical, geotechnical, meteorological and climatic conditions of the construction site, the soil strength and deformation characteristics, the level of groundwater, their aggressiveness;
  • justification of the constructive solutions and their spatial patterns, justification of the technical solutions that provide strength, stability, and spatial invariability of the object;
  • justification of design solutions to ensure compliance with the required thermal characteristics of frame structures, sanitary conditions, fire safety;
  • justification of accepted constructions of floors, roofs, suspended ceilings, cubicle divisions.

    the graphical part provides:
  • plan and cross section of foundations, plans of floors, coatings, roofing;
  • building floor-plans with dimensions and the explication of premises;
  • drawings of typical sections of buildings and structures with the image bearing and enclosing structures, showing the relative heights marks: floors, the bottom of beams, trusses, coatings with a description of the roof and other structural elements;
  • fragments of the plans and sections requiring detailed images; nodes of building constructions.

The "Electric supply" section includes:

the text part provides:

  • characteristics of electricity sources in accordance with the technical conditions for connection of the facility to electricity networks of general use;
  • justification of the electricity scheme, the number of power consumers, their installed and calculated power, requirements for the reliability of electricity supply and quality of electricity;
  • description of solutions for insurance of power consumers with electricity in accordance with the classification in operative and emergency modes;
  • description of the design decisions for compensation for reactive power, relay protection, management of automation and dispatching of electricity supply;
  • list of energy saving; earthing and lightning protection activities;
  • justification of types and buro_classes of wiring and lighting fixtures, which are applicable, a description of operating and emergency lighting, additional and reserve sources of electricity; activities for electricity reservation;

the graphical part provides:

  • plans of electrical network;
  • basic diagrams of electricity of power consumers from normal, supplementary and backup power supplies;
  • basic diagrams of networks of routine and emergency lighting;
  • circuit of grounding and lightning protection.

The "Water supply and sewage" section includes:

the text part provides:

  • information about existing and designed sources of water supply, description and characterization of a water supply system and its parameters;
  • information about existing and designed systems of sewerage, water disposal and wastewater treatment plants;
  • justification for the estimated water consumption for household and drinking purposes, an automatic fire suppression and industrial water supply, including recycling;
  • information on the actual and required head in the water supply system, engineering equipment that provides the required pressure of water;
  • justification of materials of water supply pipes and activities for their protection from violent impact of soil and groundwater;
  • activities for insurance of the specified water quality level, accounting of water consumption , automation of water supply system;
  • justification of the layout scheme of wastewater pipes, the conditions for pipelaying, equipment, materials of pipelines and wells, protective activities from violent impact of groundwater;
  • solutions for stormwater drainage and the estimated volume of rainwater;
  • justification of design decisions on cold and hot water supply systems, the balance between water consumption and water disposal.

  • principle scheme of water supply systems of the capital construction facility;
  • plans for water supply networks;
  • principal schemes of sewerage and drainage facility;
  • principal schemes of laying of external sewage networks, rainwater catchments and drainage waters;
  • sewage networks plans.

The "Heating, ventilation and air conditioning" section includes:

the text part provides:

  • information about the climatic conditions of the area, the calculated parameters of the outdoor air, heat supply sources, parameters of heat carrying agents of heating and ventilation systems;
  • justification of the laying methods and constructive decisions, including decisions regarding the diameter and pipe lagging and measures to protect the pipelines from the violent impact of soil and groundwater;
  • justification of the accepted decisions on the heating, ventilation and air conditioning of the facilities;
  • information on the thermal demand for heating, ventilation, hot water for industrial and other purposes; justification of optimal placement of heating equipment, characteristics of the materials for air ducts manufacturing;
  • justification for the rationality of the air ventilation system layout, the description of the automation and dispatching systems for management of heating, ventilation and air conditioning;
  • characteristics of the technological equipment releasing hazardous substances - for industrial purposes.

The "technological solutions" include:

  • information about the estimated number, professional qualification of workers including their division according to the groups of production processes being fulfilled, the number of working places and their equipment;

The " Construction organization plan" section includes:

  • justification of the accepted organizational and technological scheme, which determines the sequence of erection of the facility, engineering and transport communications, ensuring compliance with the deadlines of construction;
  • list of construction and installation works and their production sequence;
  • justification of demand for personnel , construction equipment, machinery, vehicles, fuel and lubricants, as well as electricity, water, temporary buildings and facilities;
  • justification of the size and equipping of sites for the storage of materials, structures, equipment, proposals for quality control assurance of construction and installation works;
  • design concept which determines the technical means and methods of work, ensuring compliance with regulatory requirements of labor protection.

The "Energy efficiency" section includes:
